Uzundere Urban Transformation and Development Project

Brief Description of the Project :

The project area is approximately 32 ha area that covers some parts of Uzundere and Yurdoğlu quarters of Karabağlar sub-province of İzmir province, Yurdoğlu quarter and Uzundere Recreation Area at west, İzmir Bypass at south, former İzmir Street and a road that connects this road to bypass at east, and Yüzbaşı Şerafettin and Yurdoğlu quarters at north.

According to Decree of the Council of Ministers dated 24.07.2012, this area is defined as “Urban Transformation and Development Area”.

In scope of project, on 32 ha area, 84 houses and 1 Trade Center will be constructed, and total project construction area has reached 513,000 m².

Uzundere is the first large scaled urban transformation project that is on the process of realization in İzmir and will set a precedent to the other similar areas.

• 84 nos, 13 types of houses and trade center: 463,118 m² construction area
• Hotel + Trade Center: 49,800 m²
• 99,758 m² environmental planning
• 1,500 m river rehabilitation

• EIA Reporting,
• Yurtoğlu/Yüzbaşı River and River Distributary No.3 Rehabilitation Detail Design and Hydrologic / Hydraulic Calculation Reports Distributary,
• Determining Building Need Programs,
• Architecture, Landscape, Civil, Mechanical, Electrical, Road and Infrastructure Concept Designs,
• All Municipality Permit Projects and Application Plans required for project, following and finalizing permits for Fire Department, Electricity, Energy Supply, Infrastructure and Natural Gas institutions,
• Preparing Architecture, Landscape, Civil, Mechanical, Electrical, Road and Infrastructure designs,
• Preparing Elevator designs,
• Preparing Fire Evacuation designs,
• Preparing tender documents (zone lists, bill of quantities, expenses, construction tender technical specifications),
• Preparing introduction films and catalogs.
